Anderson sales rose while prices eased a little

National news said prices were up. Anderson went its own way. That gap is worth understanding if you own a home here.

For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 84 homes sold in ZIP 96007. That is up 25.4% from the same three months in 2025. More buyers showed up in Anderson.

At the same time, Redfin reported U.S. home prices were up 3.8% from a year earlier in September. Anderson moved the other direction. The Real Estate Data Aggregator put the median sale price at $338,000, down 3.2% from a year before. More sales did not push prices higher here.

Homes are moving, and moving close to asking price

The Real Estate Data Aggregator shows the average sale price came in at 99.6% of list price. That is up 0.5 points from a year ago. Sellers in Anderson are still getting very close to what they ask.

Nearly half of homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 46.7%, up 8 points from a year before. Priced right, homes here are not sitting.

More homes came to market too

The Real Estate Data Aggregator counted 95 new listings in Anderson, up 21.8% from a year before. There were 72 homes for sale during the period, up 9.1%. Buyers had more to choose from. That extra supply likely played a part in the price dip.

With 2.6 months of supply, down 0.4 months from last year, Anderson is still on the tighter side. That is not a lot of inventory.

What about the bigger picture?

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September, the highest share since October 2022. That lines up with what Anderson showed: buyers have a little more room to negotiate than they did a year ago.

Rates are part of the story too. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. KRCR News noted rates fell well below 7.5%. That is the range buyers in Anderson are working with right now.

In short
  1. Anderson saw more sales and more listings in the three months ending August 31, 2026. The median price eased 3.2% to $338,000. Homes still sold in 32 days and closed at 99.6% of list.
  2. The market is active, and prices are honest right now.

One thing to keep in mind: these numbers cover all of ZIP 96007. One street, one neighborhood or one property type can read very differently from the ZIP as a whole. If you want to know where your home sits specifically, that takes a closer look.
