Bella Vista mobile home rent jumps are changing the housing math

As of October 23, 2026, mobile home lot rent in Bella Vista just got a lot more expensive. Shasta Scout reported the increase went from $575 to $625 per month. A second jump is scheduled for December 1, pushing that number to $985. That is a big shift in the monthly cost picture for anyone living in, or considering, a park home here.

Shasta Scout also reported that Harmony is offering a $300 monthly credit to help offset that planned increase for current residents. That brings the net cost to $685 for those who qualify. Still, that is $110 more per month than where rent sat just weeks ago.

So what does buying look like by comparison? In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 5 homes sold in ZIP 96008. The median sale price was $365,000. That is the middle of what actually changed hands here.

Homes did not fly off the market here. The Real Estate Data Aggregator shows a median of 40 days on market. Months of supply sat at 4.3, which is a fairly balanced pace. There were 7 homes for sale and 8 new listings in that same period. Not a flood of choices, but not empty either.

Sellers got close to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 96.3%. One in five homes sold above list price. Not every home got a bidding war, but sellers were not giving things away either.

There is one more piece to the cost picture. KRCR News reported that mortgage rates blew past 7.5% as of early October 2026. That is a three-year high. Realtor.com put rates above 7% as of September 30, 2026. Higher rates raise the monthly payment on a $365,000 purchase, so the gap between buying and renting is narrower than the sale price alone suggests.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a wider trend, not specific to Bella Vista. But it is worth knowing when you are thinking about where to price or what to offer.
