Real estate, Shingletown - Highend

The Real Estate Data Aggregator counted 23 homes sold in ZIP 96088 in the three months ending August 31, 2026. The median sale price came in at $320,000, down 0.8% from the same months a year before. That is nearly flat. Meanwhile, the Federal Housing Finance Agency reported U.S. prices rose 2.6% over the same stretch. Shingletown moved at its own pace, not the national one.

That gap matters if you are pricing a home here. A national headline showing 2.6% growth, per the Federal Housing Finance Agency, does not tell you what a buyer in Shingletown will pay. The local number does.

Fewer homes, longer waits

The Real Estate Data Aggregator shows 40 homes for sale in 96088 during that same period, down 18.4% from a year before. New listings fell even more, down 27.9%, to 31. Less supply usually helps prices hold. That may be part of why the price did not drop further.

Homes took longer to sell. The Real Estate Data Aggregator put the median days on market at 58 days, which is 12 days longer than the same period in 2025. Not every home sat. But buyers here are taking their time, and sellers need to plan for that.

What sellers got at closing

The Real Estate Data Aggregator shows homes sold at an average of 97.3% of list price. That is down 0.5 points from a year ago, but still close to full ask. Sellers who priced right got close to what they listed. And 13% of homes sold above list, up 1.5 points from a year before. A small share, but it shows that well-priced homes still drew competition.

A few other things happening in Shingletown right now

Shasta Scout reported on October 21, 2026 that mobile home lot rent at Shingletown area parks rose from $575 to $625 per month, with a second increase scheduled for December 1 that would bring it to $985 per month. Harmony is offering a $300 monthly credit to offset that planned December increase. That is a real cost shift for anyone in a mobile home park here.

KRCR News reported on October 22, 2026 that REU is proposing 6% rate increases in both 2027 and 2028 for residential customers. The average residential bill runs about $160 per month now. Under the proposal, it would rise to about $170 after the first year, then to about $180 by 2028. For homes on propane and a well, electric costs are still part of the picture.

What this means for your home

Shingletown is not one number. A forested acre on one road reads differently from a smaller parcel on another. The 96088 figures from the Real Estate Data Aggregator cover the whole ZIP, and your street may be tighter or slower than the overall picture.
